Garage floor coating prices vary a lot, and a quote can look high or low depending on what's included. Instead of throwing out a number that may not fit your garage, this guide walks through exactly what drives the price so you can compare estimates apples to apples.

1. Square footage
Size is the starting point. A one-car garage, a standard two-car and an oversized three-car with a workshop bay are very different jobs. Larger floors usually cost less per square foot because setup, travel and mobilization are spread across more area.
2. The condition of your slab
This is the factor that most often separates quotes. A newer slab with a few oil spots needs standard grinding. An older slab — common in 20-year-old subdivisions around Buford, Suwanee and Dacula — may have pitting, spalling, old paint or sealer, and cracks that need filling before coating.
Removing an old, failing DIY coating adds time, since it has to be ground off completely. So does moisture: slabs with high vapor transmission may need a moisture-mitigating primer.

3. The coating system you choose

4. Add-ons and details
Small details add up and are worth asking about when you compare quotes:
- ▸Cove base or stem wall coating along the garage walls
- ▸Coating steps, landings or a step-down into the house
- ▸Slip-resistant additive in the topcoat
- ▸Moving heavy items, shelving or workbenches
- ▸Coating an adjoining shop, utility room or basement
Professional coating vs. a DIY kit
A store-bought kit costs far less upfront. But most kits are thin, water-based epoxy applied over acid-etched concrete, and they commonly peel under hot tires within a year or two. Removing a failed kit and redoing the floor professionally costs more than doing it right the first time.
A professional system is ground, multi-layer and many times thicker. When you divide the price over the years it lasts, it's usually the better value.
How to compare quotes
When you gather estimates, ask each company the same questions:
